What is a HIP? Do we need a HIP?
HIPs have been around since 2007 and now all residential properties marketed for sale in the UK require a Home Information Pack or HIP. The HIP is a set of documents giving information about the specific property. Most of the documents in the Home Information Pack were historically sourced by the buyer’s solicitor. As these documents now form part of the HIP the buyers solicitor may choose not to source new ones and instead rely on the documents supplied by the vendor.
The primary purpose of the Home Information Pack is to speed up the conveyance of the property when a sale is agreed and give potential purchasers information regarding the property such as energy efficiency.

When do I have to provide a HIP?
Properties marketed for sale from 14 December 2007 in England and Wales will need a Home Information Pack (HIP), which includes a home energy rating.
The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.
